Property descriptionHistoric villa in Griante, with particular panoramic tower, flat park of about 40,000 square meters, large private dock, guesthouse, caretaker’s house and magnificent lake view. Villa Rosa was built between 1903 and 1904 by a German businessman in Griante. In this stretch of lake with unique panoramic and natural features, overlooked by Bellagio and Tremezzo, the villas and gardens of the Milanese nobility were built since the 1700s, such as Villa Carlotta, Villa Melzi, Villa Serbelloni. In the first post-war period the villa and its park, purchased by the family that still owns it, were embellished with new interventions that enhance its unique characteristics. Located on a natural shelf not far from the lake and the town center, the villa is entirely surrounded by the greenery of a large park full of valuable trees. From the villa towards the lake continuing the prospective path, the private avenue descends with a slight slope to the dock of the property. This historic villa covers a total area of 1,000 square meters on two levels plus basement, attic and panoramic tower that offers an incomparable view of the lake and mountains landscape. The property also includes a guesthouse and the caretaker’s house, for a total surface of about 300 square meters. The dock is in a particular position, with a large terrace as large as the entire surface and can always be used, even in times of lean lake. In the large park it is possible to build a new construction of about 130 square meters. Thi historic villa is perfect both to be renovated as a new luxury solution for a family, and to be divided into prestigious real estate units. It could also become an exclusive hotel structure, a very common phenomenon on Lake Como, which has seen during the years many historic villas turned into luxurious Grand Hotels. Thanks to a favourable exposure, which allows a mild weather, this area is full of prestigious villas, built between the half of the nineteenth and the beginning of the twentieth century, when tourism in Tremezzina experienced a great increase, especially with tourists form Great Britain and Germany.
