Property descriptionIn a delightful, friendly community is this idyllic, rustic stone house (214 sqm), full of Tuscan character and with a charming roof terrace and outside courtyard for relaxed evenings. From the village parking it is just a few steps (20m) to the impressive arched front door which leads into the entrance hall. There is a welcoming sitting room of good size with an open stone fireplace. The walls are of exposed stone and the floors are stone. The kitchen/ dining room is large and has views down the green valley towards the stream. In simple style, with another large fireplace, and ample space for a sociable dining table and chairs. All on the same level is a master bedroom with an en-suite, another double bedroom and a bathroom with shower. There is a spiral staircase up to a mezzanine level, used as an occasional bedroom, which leads out to a lovely roof terrace with views over the tiled roofs of the village and down the valley. Outside the house is a small, paved garden perfect for ‘al fresco’ meals. There is central heating with a pellet boiler (biomass fuel), mains water and drainage and electricity connected. The wood-burning stove in the hallway keeps the house nicely warm in the winter. Under the house are four large ‘cantina’, storerooms. One is used as a wine cellar, one is the laundry room, one is a wood store, and the other for storage for garden furniture. Parking is in the village area. This beautiful, rustic but elegant house is available for sale to include most of the furniture. Set at the edge of the hill town of Comano and walking distance to shops, restaurants and coffee bars. A footpath from the village leads through the woods to a crystal clear river with little waterfalls and rock pools for swimming. Comano is a town at the head of the Taverone valley with a backdrop of the breathtaking Apennine Mountains and there are many walking trails leading from Comano and the surrounding villages to the hills. The town, which is surrounded by the farming community, hosts an annual horse festival in the summer and offers a good selection of facilities. Lunigiana is a magical part of Tuscany. The hills which encircle Lunigiana create an intimate and relaxed atmosphere whilst the blend of the mountains and sea are extremely inviting to those who enjoy the outdoors. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the sea is only half-an-hour away. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre (UNESCO World Heritage site) are ideal for swimming and sailing. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are all just over an hours drive. Distances: Comano (shops, restaurants, bars) 1 km, Aulla (train & autostrada) 18 km, Lerici (beaches) 40 km, Cinque Terre 45 km, Lucca 90 km, Pisa (airport) 100 km.
