With outstanding views over the Tuscan countryside, this is an interesting property. Currently a spacious one/two bed property (120 sqm), this can be enjoyed as it is or it would be possible to take advantage of the enormous potential by building another level on top of the existing building to make a wonderful three or four bed house with panoramic view. Planning permission for this is already in place. So this lovely space is perfect to live in straight away, and to, in time, add to the existing accommodation.
The existing property has been restored with the highest quality, retaining much of the character of the original building. Handmade chestnut wood doors and windows, terracotta tiling on the floor, original Tuscan barrelled ceilings, newly installed modern kitchen and bathroom with quality fittings. The outside area (1,400 sqm, about a third of an acre) has been nicely landscaped with a paved patio all around the house, wooden railings and walled boundary with parking at the entrance. Perfect for a swimming pool (subject to planning). There is a stream which is just perfect to cool off in under the hot sun.
Easy access by car, with private driveway and plenty of parking and just 1-2 kms from pretty Chianni. All services are connected. L’Architrave can introduce you to a local Geometra to project manage any works required.
Chianni is a lovely town in Tuscany with some nice shops, good coffee bars, a great new bistro and a lovely hotel with small spa (open to non-residents). It is just 40 mins from Pisa airport. The coastal cities of Castiglioncello and Cecina, the golf courses of Pisa and Castelfalfi, and the historic towns of Volterra and San Gimignano are all close by, and each make a wonderful day out. The town is located in Valdera in Central Tuscany between Pisa and Florence. This colourful landscape of rolling hills is dotted with medieval villages, castles and lanes flanked with tall dark green cypress trees which epitomise the Tuscan landscape. The nearby città d’arte (cities of art) include Volterra, San Gimignano, Palaia and Florence, each offering splendid art and architecture to admire. In Lajatico, Andrea Bocelli, the famous tenor, was born and it is in the heart of Valdera that his Teatro del Silenzio (the Theatre of Silence) draws some of the biggest names in opera, when he hosts a summer festival each year in July. The spa town of Casciana Terme, also in the area, has thermal waters and spa which are open to visit and enjoy. It is a pretty town with piazzas and cafès to relax in the italian way.
