Wonderful Tuscan farmhouse nestled in the rolling hills complete with outbuildings and an extensive vineyard and olive groves in production. The farmhouse is sold with 30,000 sqm of land (3 hectares, over 7 acres).
The farmhouse is located in the middle of a wonderful area of Tuscany, and the 30,000 sqm of land are entirely, securely fenced. There are two access gates, one an impressive automatic electric gate and one manual, used for farm machinery. In the fenced area there are a vineyard (IGT) and three olive groves, for a total of about 300 plants, all in production and all productions are certified organic. The farmhouse and outbuildings cover an area of almost 1,000 square meters, (over 10,000 sq ft) of which about half have been renovated with various degrees of finish.
The accommodation comprises, in total, eight bedrooms and six bathrooms, with three kitchens and extensive living areas over an area of 1,000 sqm (over 10,000 sq ft). The property consists of an authentic farmhouse currently divided into three units and arranged over two levels with spacious rooms on the ground floor used as storage and for farm equipment. The property includes an independent annex of 150 sqm, a small oven house (a ‘forno’), an underground cellar and a small building to restore.
The main farmhouse (200 sqm) has an entrance on the ground floor which is accessed from a large hallway that leads to the large living area with a wonderful open and well-equipped kitchen, just perfect for lovers of Tuscan cuisine. In the welcoming and spacious living room is a beautiful fireplace and the dining area and sofa areas are just right to enjoy this lovely place in good company, throughout the year, as the hub of family life. Also on this floor is a large bedroom with a beautiful Tuscan brick arch and en-suite bathroom, plus another double bedroom and another bathroom. The rooms are large and elegant and typically Tuscan in feel. From the hallway of the main house is a staircase up to the first floor where we have what is now used as a billiard room which communicates with another room (currently a sitting room) which could equally well be used as a bedroom, plus a bathroom. This part of the house on the first floor can be used as part of the main house or it can be used as a separate apartment for guests or for any seasonal rental; in the billiard room there is the necessary predisposition for a kitchen. An external staircase leads up to a second apartment (140 sqm) on the first floor comprising an entrance hall, kitchen, a further three double bedrooms and two bathrooms, a large living area with fireplace and a large (50 sqm) panoramic terrace. With independent entrance from another external staircase and also on the first floor is also separate living space (80 sqm) with two bedrooms, one bathroom, living area and kitchen. This is currently used as a workshop and studio, but could easily provide another unit for guests or for rental.
Easy car access and extensive private parking. Garage and cantina (storerooms).
